Understanding the appraisal process can make it much easier to navigate important real estate, financial, and legal decisions. At Assured Appraisals, we know homeowners and professionals often have questions about how property values are determined, what to expect during an appraisal, how long the process takes, and which type of appraisal is appropriate for their particular situation. Our goal is to make the process as straightforward and transparent as possible for clients throughout the Dallas–Fort Worth area.

We have been appraising properties in the Dallas/Fort Worth area since 2003. There aren’t many areas that we aren’t familiar with. My professional requires me to be competent in the areas that I service. If for whatever reason I don’t feel I have the expertise to be of service to you, I will recuse myself at no charge to you.
Our fees vary depending on a combination of the nature of the appraisal, property size, complexity and location. Unless otherwise noted in advance, my fee will not change once we have begun the appraisal process. We provide free estimates unless noted in advance for something more complex.
Myself, or a licensed appraiser who works directly for me.
You will have open communication with me or my staff throughout the process. We are human and mistakes can happen, however if that every happens to be the case it is our responsibility to rectify the situation. You can discuss our results with us anytime you have a question or concern.
We are more than happy to consider any sales information that is local to your market, that you feel we may not be aware of.
A typical on-sire observation of your property will typically take 30 to 45 minutes. It will depend on the size and complexity of measuring your home.
I do provide court testimony whenever necessary. Those fees will be provided upon request.
An appraiser is bound to his or her opinion of value for the effective date of that appraisal, which is the date the observation of the subject property was performed. due to economic, geopolitical, environmental or another factor related to a local area value could potentially change quickly. Having said that, it really depends on what the purpose of the appraisal is for.
For payment we accept cash, check, Zelle, all major credit cards. There may be other cash apps that we can work with.
We are able to provide updated appraisals when necessary.
Should your home be in need of any major repairs at the time of our valuation, then we will take those into consideration. We are not home inspectors and do not provide estimates of repair. We are also not licensed to say if something is in need of repair.
We ask that we have access to all pertinent areas of your home. Notes or receipts of any recent estimates or major work that has been completed recently could be potentially helpful, depending on the purpose of the appraisal we are performing.
